What to Expect During a Foundation Inspection
Many homeowners feel anxious about foundation inspections. Will they pressure me? Use scare tactics? Recommend unnecessary work?
At Firm Foundation Co., our inspection process focuses on documentation and education, not sales. Here's exactly what to expect.
Before the Inspection
Scheduling
We schedule inspections at your convenience, typically within 3-5 business days of your request. The inspection takes 1-2 hours depending on your home's size.
What to Prepare
- Clear access to your home's perimeter
- Access to crawl space if applicable
- Note any specific concerns to discuss
- No other preparation needed
During the Inspection
Exterior Assessment (30-45 minutes)
Our inspector walks your home's perimeter, documenting:
- Drainage conditions
- Soil grading
- Visible foundation cracks
- Brick or masonry condition
- Signs of settlement or movement
We take photos and measurements throughout this process.
Interior Assessment (30-45 minutes)
Inside your home, we document:
- Wall and ceiling cracks
- Door and window function
- Floor slopes and elevation
- Any visible signs of movement
We use precision instruments to measure elevation differences across your foundation.
Elevation Survey
This is where our approach differs from typical "free inspections." We use professional elevation-measuring equipment to create a topographical map of your foundation. This shows high and low points with actual measurements.
This data is critical. Opinions about foundation problems vary. Measurements don't lie.
Questions Welcome
Throughout the inspection, ask questions. We explain what we're doing and why. This is your home—you deserve to understand the process.
After the Inspection
On-Site Discussion
We discuss preliminary findings before we leave:
- What we observed
- Measurement results
- Whether concerns warrant repair
- Next steps if applicable
We don't use fear tactics or pressure. If your foundation is stable, we say so. If it needs monitoring, we say so. If it needs repair, we explain why based on measurements.
Written Report
Within 2-3 business days, you receive a detailed written report including:
- Measurement data and elevation maps
- Photographs of findings
- Explanation of observations
- Recommendations (if any)
- Cost estimates if repairs recommended
Your Report, Your Decision
This report is yours. Use it for:
- Second opinions
- Real estate transactions
- Future reference
- Insurance documentation
- Peace of mind
We don't require immediate decisions. Review the report. Ask questions. Get other opinions if desired. We're confident in our findings.
What We Don't Do
- We don't use scare tactics about foundation collapse
- We don't pressure immediate decisions
- We don't recommend repairs without measurement support
- We don't inflate pier counts to increase revenue
- We don't criticize competitors
- We don't make perfect-leveling promises
The $97 Foundation Report
Our documented inspection costs $97. Why not free?
Free inspections typically serve sales purposes. Ours serves documentation purposes. The $97 ensures quality assessment focused on facts, not closing a sale.
If you proceed with recommended repairs, we credit $500 toward your invoice. If you don't need repairs, you have professional documentation for future reference or resale.
Common Questions
Do I need to be present?
We recommend it, but it's not required. Being present allows you to see the process and ask questions.
Will you damage my landscaping?
We respect your property. Any minor disturbance for access is restored.
How soon will I know if I need repairs?
We discuss findings on-site. The written report follows within days.
What if I just want monitoring?
That's often appropriate. We establish a baseline for future comparison.
